2025 Commercial, Industrial, and Multiresidential Revaluation 

          

Crawford County has elected to have a commercial, industrial, and multi-residential revaluation done for the 2025 tax year. The process begins in July of 2023 and completes in 2025. Vanguard Appraisals was selected to perform the reappraisal due to their home office in Iowa and experience. Please keep in mind that the purpose of a reappraisal is not to increase assessed value, it is to establish equitable assessments that represent the market value of each specific parcel.

 

There will be Vanguard Appraisers visiting your commercial, industrial, and multi-residential properties and they will be requesting interior and exterior inspections. Information to be collected includes type of construction, type of interior finish, physical condition of the property, age of structures, and exterior measurements. 

 

Each Vanguard employee will have a photo ID signed by the county assessor. All law enforcement agencies will be made aware of their activities and will be given the names and auto license numbers of people working in Crawford County. Pictures of our current Vanguard appraisers can be seen above.  Currently driving a 2022 Silver Toyota Highlander with Nebraska plates.

2024 ASSESSMENT INFORMATION

 

As you review your 2024 assessment information, please keep in mind that Iowa law requires all property to be assessed at Fair Market value. 

Research of sales ratio studies and analysis of local conditions, as well as economic trends both in and outside of the construction industry are used in determining your assessment. 

The assessed value on your notice represents the assessment of your property as of January 1, 2024 … taxes will be payable on this assessment in the Fall of 2025 and the Spring of 2026.
